Sud Group Capital is and has been the manager of multiple limited partnerships that represent over $150 million CDN that has been successfully invested in various real estate development projects in Canada and the United States.
Sud Group Capital provides investors with a full service approach to real estate private equity investments. Our team has extensive knowledge and experience in structuring real estate offerings for high net worth investors, family offices and institutions.
Typically, our firm is the lead investor in our real estate offerings. We go out of our way to create deal structures that align the interests of our firm with investors and we strive to create strong relationships with all of our investors.

From an underwriting standpoint we always seek to qualify our assumptions based on our experience and current third-party validations. During the due diligence period of a potential new acquisition or development we work closely with external real estate advisory firms, appraisal firms, construction managers, and lenders to understand the risks and rewards of any potential project.
TAX STRUCTURING & TAX COMPLIANCE
We work closely with the real estate group at PwC to structure our offerings to provide our investors with the most tax efficient way to invest in our projects whether in Canada or the United States. In addition, PwC completes all our tax filings and audits all of our investment vehicles.
LEGAL DOCUMENTS & COMPLIANCE
For our various investment offerings, we structure our legal documents with Weir Foulds LLP regarding real estate acquisitions, financing, and joint-ventures. From a securities law perspective our subscription and limited partnership agreements are completed by DLA Piper LLP. Finally, our Exempt Market Dealer (Fundscraper) assists our firm in the KYC process regarding investors to comply with any current securities laws.
DEBT AND EQUITY
For two generations our firm has built a very strong network of debt and equity sources both in Canada and the United States. We always go out of our way to provide our investors with the best possible financing structure in our projects while being mindful of interest costs and the total amount of leverage. Our firm currently works with large banks, credit unions, and private funds and we are always open to having new relationships in the Capital Markets.
DEVELOPMENT AND CONSTRUCTION MANAGEMENT
Our in-house development team is involved in all aspects of the development process. From design, planning, engineering, and construction we take a hands-on approach to executing our projects in coordination with our consultants and the various municipalities in which we operate in.
Our investors receive detailed project and financial reporting on a semi-annual basis. In addition, we also take the time to meet with our investors on a regular basis.
